Some projects tell their own story, especially when that story includes a million square feet of metal, a nationwide manufacturing operation, and a ten-week transformation that turned an aging roof into a watertight, high-performance system.
We’re excited to share that Seamless Roofing’s TOA USA project has been officially featured on the GAF website—a recognition highlighting the quality, innovation, and teamwork behind one of our largest restoration projects.
As our Head of Expansion, Ashley Beck Cuellar, stated in her LinkedIn post: “Some projects just speak for themselves. Especially when a million square feet of metal is involved.”
This feature marks an exciting milestone for our entire team—and perfectly demonstrates how we keep redefining what’s possible in commercial roof restoration.
The Project Breakdown: The What, Why, and How
This case study highlights a strategic decision to restore an aging facility’s roof with a durable, cost-effective coating solution rather than replacement. Through a targeted approach, we were able to extend the roof's lifespan while minimizing downtime and environmental impact.
What
TOA USA, a leading automotive frame supplier, operates a 1,000,000-square-foot facility in Mooresville, Indiana. Built in 2000, the metal roof had weathered two decades of production, rainstorms, and Midwest temperature fluctuations. Eventually, leaks began disrupting daily operations, and the company realized it needed a durable solution.
Why
As Ashley noted, “Because a total tear-off isn’t always the smartest play.”
A complete roof replacement of that scale would have meant:
- Massive costs from labor, material removal, and landfill fees
- Significant operational downtime, halting production in a facility that can’t afford to stop
- Unnecessary waste, sending tons of material to landfills
Instead, TOA USA and Seamless Roofing opted for a restorative approach that protected the building, minimized waste, and maintained smooth operations.
How
Under the guidance of Alex Miller, Seamless Roofing’s Director of Business Development, the team applied a high-solids silicone coating system from GAF using a fluid-applied method.
This GAF High Solids Silicone Roof Coating was applied directly over the existing metal roof, creating a seamless, watertight membrane that restored performance and durability without removing the old system.
The result:
- 1 million square feet restored
- Minimal waste hauled to landfills
- No disruption to TOA USA’s production schedule
- A 20-year NDL warranty covering material, labor, and workmanship
The Game-Changing Benefits: Why This Was the Right “How”
The success of this project wasn’t just in the scale—it was in the strategy.
Silicone roof restoration was the right solution for this project because of the following:
- Minimal waste – Traditional tear-offs generate a lot of debris, filling dumpsters and landfills. By choosing a restoration system, TOA USA prevented tons of material waste, supported modern sustainability goals, and lowered disposal costs.
- No disruption – Because the GAF silicone coating was applied directly over the existing roof, the facility remained fully operational. Employees worked, production lines ran, and business continued without interruption—a crucial factor for any manufacturing operation.
- Speed and efficiency – We finished the project in only 10 weeks, a small portion of the time needed for a full tear-off. This efficiency resulted in minimal impact on TOA USA’s schedule and budget.
- Long-term protection – The GAF High Solids Silicone system offers a durable, reflective surface that resists UV degradation and ponding water. Paired with the 20-year NDL warranty, it provides long-term performance supported by one of the most trusted names in commercial roofing.
Ashley said, “The end result of watching something old become brand new is so satisfying.”
That satisfaction isn’t just visual—it’s measurable. The restored system enhances building performance, improves energy efficiency, and significantly increases TOA USA’s facility value.

This project didn’t just deliver results—it earned brand recognition.
We’re proud that GAF, one of North America’s largest roofing manufacturers, selected Seamless Roofing’s TOA USA restoration as an official Project Profile on its website. The feature highlights the project’s scope, challenges, and the innovative silicone restoration solution that made it possible.
The Real Win: The People Who Made It Happen
Although national recognition is rewarding, the real achievement is the collaboration and dedication that led to the project's success.
As Ashley said, “The real win isn’t even the feature itself. It’s the collective ownership that made it possible.”
This project showcased the power of teamwork:
- Installers who delivered precision and quality across every square foot
- Operations teams that coordinated schedules, logistics, and materials seamlessly
- Leadership who trusted the process and supported the project at every step
- Partners and manufacturers who provided critical insights and product support
The TOA USA project shows what we value—collaboration, integrity, and performance. Every successful project is based on these principles, and this one highlights them impressively.
